Schertz, TX Schertz, TX Full-time Full-time From $20 an hour From $20 an hour Summary The Facilities Technician will oversee the maintenance and upkeep of all our facilities with special knowledge of modular buildings.
To include being responsible for ensuring that our buildings and infrastructure are well-maintained, safe, and compliant with regulations.
The Facilities Technician will follow a preventative maintenance schedule, coordinate repairs and work with vendors when needed, and implement strategies to enhance the overall efficiency of our facilities.
Essential Position Functions Maintenance Develop and implement a comprehensive maintenance plan for all facilities and buildings (both modular and permanent).
Schedule and prioritize maintenance tasks to ensure minimal disruption to operations.
Coordinate with other departments to plan and execute maintenance activities.
Ensure proper functioning and upkeep including plumbing, electrical, eater systems, HVAC, and general maintenance.
Preventative Maintenance Implement and maintain a preventive maintenance program.
Conduct regular inspections to identify potential issues and address them proactively.
Ensure compliance with safety regulations and industry standards.
Repairs and Troubleshooting Respond promptly to maintenance requests and emergencies.
Coordinate and oversee repairs, troubleshooting, and replacements as needed.
Maintain accurate records of repairs and maintenance activities.
Perform repairs to buildings to include but not limited to structural elements including walls, roofs, and flooring.
Electrical systems including lighting, outlets, and wiring.
Plumbing systems including plumbing leaks, drainage issues, and water quality issues.
Budget Management Develop and manage the facilities maintenance budget.
Monitor expenses, negotiate contracts, and seek cost-effective solutions.
Identify areas for cost savings without compromising quality.
Vendor Management Collaborate with external vendors and contractors for specialized maintenance services.
Evaluate vendor performance and negotiate contracts for services and supplies.
Compliance Ensure compliance with local, state, and federal regulations related to building maintenance.
Stay informed about industry best practices and implement improvements accordingly.
Asset Management Become subject matter expert for asset inventory, including initial tours of manufacturing plant of modular buildings.
Ability to drive, set up, and maintain modular structures.
Communication/Record-Keeping Communicate effectively with staff, management, and other stakeholders.
Provide regular updates on maintenance activities and issues.
Minimum Position Requirements Bachelor's degree in Facility Management, Engineering, or a related field (or equivalent work experience) preferred but not required.
Proven experience in facilities maintenance or a related role.
Strong leadership and team management skills.
Excellent organizational and problem-solving abilities.
Knowledge of safety regulations, building codes, and industry standards.
Budget management experience.
Effective communication and interpersonal skills.
Licensed in one or more building trades (i.
e.
, plumbing, HVAC, electrical) preferred.
Physical Requirements This position will require frequent travel between work sites requiring a valid driver's license and a clean driving record.
Ability to lift and carry heavy objects, equipment, or materials as required for maintenance tasks.
Capability to handle and transport tools and supplies.
Extended periods of standing and walking to inspect facilities, supervise maintenance activities, and respond to issues promptly.
Proficient use of hands and fingers for operating tools and equipment.
Fine motor skills for tasks such as handling small parts or conducting intricate repairs.
Ability to climb ladders, stairs, or other structures to access different areas of the facilities.
Flexibility to bend, stoop, and kneel for tasks that require close examination or maintenance at lower levels Extended reach to access equipment, fixtures, or structures in need of maintenance.
Visual acuity to inspect facilities, read schematics, and identify potential issues.
Color vision for tasks that require distinguishing between different materials or wiring.
Ability to hear and respond to alarms, equipment sounds, and communicate effectively with team members and stakeholders.
Endurance to perform physical tasks for extended periods, especially during emergencies or time-sensitive repairs.
Capability to crawl into confined spaces for inspections or repairs.
Overall good health to handle the physical demands of the job.
Ability to work in various environmental conditions, including exposure to different temperatures, heights, and noisy environments.
